Terms and conditions

These terms and conditions explain how the Lofty Partners programme works, including how bookings are tracked. Please read them before you apply. Version 2026-10-23.

1. Who can join

  • Anyone aged 18 or older, anywhere in the world, as an individual or for a company.
  • We check every application and can approve or decline it without giving a reason.
  • One account per person or company. The information you give us must be true.

2. How you earn

  • You earn a commission on the room price of bookings made through your links (usually 10%; your own rate is shown in your account).
  • Cleaning, extras, add-ons and taxes do not count.
  • You earn only when the guest has paid and the stay has taken place. Cancelled, refunded or no-show bookings earn nothing. If a booking changes, the commission follows the final room price.

3. When you get paid

  • Commission becomes available 14 working days after the guest checks out. You can request a payout once you have at least ฿1,000 available; we then send it to your account.
  • We pay only to the account in your Settings: in your own name, or, if you applied as a company, in the company's name (a company bank account is required). Once saved, bank details can only be changed through us.
  • You are responsible for your own taxes. Where Thai law requires it, we deduct withholding tax.

4. Bookings we may not be able to track

We do our best to match every booking to the right partner, but some bookings cannot be tracked, for example when the guest:

  • books on a different phone, computer or browser from the one where they opened your link;
  • deletes cookies, blocks them, or uses private browsing;
  • books after your link has stopped counting, or opens another partner's link after yours;
  • books by phone, WhatsApp, email or through another website.

If you think a booking was yours, tell us within 30 days of check-out with the guest's name and dates. We will check, but we cannot promise to credit it. Bookings we cannot match do not earn commission.

5. Rules

  • No fake bookings, and no bookings for yourself to earn commission.
  • No paid search ads (Google, Bing and similar) using the words "Lofty" or "Lofty Villas".
  • Do not pretend to be Lofty Villas or make your ads or pages look like ours.
  • No spam. Only promise prices, discounts and availability that are on loftyvillas.com.
  • Use only the photos and texts we give you (for example in the Marketing kit).

6. Your account

  • Keep your password safe. You are responsible for what happens in your account.
  • We can pause or close an account that breaks these terms. Commission from bookings made by breaking them is not paid.
  • You can close your account at any time by telling us. Commission for completed stays is still paid.

7. Changes

We may change these terms. We will email you before a change takes effect; using your account after that means you accept the new terms.

How tracking works

For your information only. This is a simple outline, not a full technical description.

  • When someone opens your link, loftyvillas.com saves a small file (a cookie) on their device with your partner code. It holds nothing about the guest.
  • If they book on loftyvillas.com while the cookie is still there, the booking is matched to you. If they open another partner's link later, the newest link counts.
  • You see the booking in Earnings once the guest has paid.

We may change how tracking works at any time, including how long a link is remembered (currently 14 days) and how bookings are matched to partners.
